Homes Within Reach, a nonprofit community based organization, assists first time homebuyers in purchasing homes, using the community land trust practice. The program provides the opportunity for a qualified first-time homebuyer to purchase a home and lease the land underneath the home for a small fee. By removing the cost of land from the mortgage equation, payments, are significantly reduced, making homeownership possible for many.

The establishment of West Hennepin Affordable Housing Land Trust, also known as Homes Within Reach (HWR) was in direct response to the City of Minnetonka’s interest in developing a means of increasing the number of homeownership options for buyers in Minnetonka and the western suburban communities of Hennepin County, who are unable to purchase a home in the communities where they work, have resided or currently live.

Currently, Homes Within Reach has collaborated with the Cities of Minnetonka, Brooklyn Park, Deephaven, Edina, Eden Prairie, Golden Valley, Maple Grove, New Hope, Richfield, St. Louis Park, and Wayzata. The organization has helped close to 90 families buy homes in western Hennepin County over the last 10 years.

To qualify for the program, buyers must earn less than 80% of the area median income. If they decide to sell their home, it must be sold to a qualifying buyer. Often, owners will work with Homes Within Reach to complete the resale transaction.

HWR focuses its efforts in providing quality homes for parents like Christine Johnson to raise their children.

Owner Christine Johnson, who’s been in her St. Louis Park home for nearly two years, said she was blown away by the condition of her home. “Everything was new in my home except for the washer and dryer,” she said, taking away the risk for immediate costly repairs that could break the bank. “They make sure that you will be able to succeed in home ownership.”

Johnson, who works as a certified peer counselor for Ramsey County Adult Mental Health, is a foster parent and single mom to an adopted 4-year-old boy. She said she had never entertained the possibility of owning a home until she saw a Homes Within Reach flier in a coffee shop.
